Residential Development
Darwin is one of the nation’s fastest growing residential centres. The city is well placed to cater for a growing population, with housing being developed in the city centre, the northern suburbs and Palmerston.
The Northern Territory Government is committed to the ongoing development of housing options that cater to the needs of the growing population while ensuring the built environment meets the community’s expectations for recreational space, safety and sustainability.
What we would like to achieve
- Cater for a population that could double by 2050.
- Provide options in Palmerston, the northern suburbs and city centre.
- Balance residential development with green space to protect Darwin’s tropical lifestyle.
City Development
Redevelopment of the inner city into a residential hub is well underway. Development of Bayview Haven, City Valley and Frances Park Estate has provided for residential growth close to the city.
The inner city is the new focus for growth, with developments such as the Waterfront, Evolution and Saville Pandanas well underway.
Potential residential infill sites extend from the city, through the suburbs and down the highway to Palmerston.
Proposals include
- Waterfront development, China Town Development, Evolution and Saville Pandanas to provide 1500 new apartments in the city centre over the next decade.
- Achieve a balance between inner city development and access to green open space.
- Explore new residential infill sites, such as Berrimah Farm and Woolner Road.
Northern Suburbs
The release of Australian Defence Force land for residential development has opened up the northern suburbs to new housing for the first time in two decades.
The first of the 700 residential lots in the new suburb of Lyons will be made available early in 2007, while more than 1000 new lots will become available at Muirhead over the next five to ten years.
The Territory Government will work with the Defence Housing Authority to ensure adequate and appropriate community services and infrastructure are included in both developments.
Proposals include
- Northern suburbs of Lyons and Muirhead provide 1700 new lots.
Palmerston
Palmerston has been the mainstay of suburban Darwin growth in the past 15 years. In the past five years, the progressive release of land at The Chase, Darla, Farrar and Rosebery estates have met the demand.
The Government is planning to release enough land for 5000 new lots, potentially in Palmerston East, as strong demand for new residential land continues over the next 15-20 years.
Proposals include
- New land release of 5000 lots, potentially in Palmerston East, allows the future suburb of Bellamack to be developed in 2007-08, with 600 lots.
Rural and Beyond
With more people choosing to live in the rural areas, Government will continue to look at the development of residential options further afield from the city and Palmerston.
Proposals include
- Consider the timing requirements for expansion into new town development of Weddell and possible future expansion to the Cox Peninsula.
